This Indenture made the twenty-first day of January in the year of our Lord one thousand eight hundred and seventy between Murdock Bruce of Township Number Fifty-Seven farmer and Ann his wife of the one part and Ewen Lamont of the same place Esquire of the other part. Witnesseth that for and in consideration of the sum of one hundred and forty pounds of lawful money of Prince Edward Island to the Murdock Bruce in hand well and truly paid by the said Ewen Lamont at or immediately before the sealing and delivery of these presents the receipt whereof he the said Murdock Bruce doth hereby acknowledge and of and from the same and every part thereof Doth acquit release and discharge the said Ewen Lamont his Heirs Executors Administrators and Assigns forever by these presents they the said Murdock Bruce and Ann his wife have and each of them hath granted bargained sold limited appointed aliened released and confirmed and by these presents Do and each of them Doth grant bargain sell limit appoint alien release and confirm unto the said Ewen Lamont all that tract Piece or Parcel of land situate lying and being on Lot or Township number 57 bounded as follows that is to say commencing at the Southwest angle of land in the possession of Alexander Doyle thence East to land in the possession of Lauchlin McLeod thence South four chains and twenty-six limits thence West to the Road thence along the Road to the place of commencement containing an area of fifty acres of land a little more or less the same being in his occupation together with all and every the rights privileges easements advantages and appurtenances whatsoever to the said hereditaments belonging or in any wise appertaining or thereunto now or heretofore hold on used occupied or enjoyed. To have and to hold the said messuages or tenements land or hereditaments and all and Singular other the Premises herein before granted appointed and released or expressed and intended so to be with their appurtenances unto and to the use of the said Ewen Lamont his Heirs and Assigns forever Subject nevertheless to the Quit Rents to become due exceptions reservations covenants and conditions in the original grants or letters patent of the said premises reserved and contained. And the said Murdock Bruce doth hereby for himself his Heirs Executors and Administrators covenant promise and doth agree with and to the said Ewen Lamont his Heirs and Assigns and Assigns in manner and form following that is to say that it shall and may be lawful to and for the said Ewen Lamont his Heirs and Assigns from time to time and at all times hereafter peaceably and quietly to enter into and upon and to have hold occupy possess and enjoy the said messuages lands and other hereditaments herein before granted and released or expressed and intended so to be with their appurtenances and to receive and take the rents issues and profits thereof and of every part thereof to and for his and their proper use and benefit without the lawful let suit trouble denial eviction interruption claim or demand whatsoever of or by him the said Murdock Bruce or by any other person or persons whomsoever or his or their Heirs or Assigns or of or by any other person lawfully or equitably claiming or to claim by from or under or in trust for him them or any of them. In witness whereof the said parties to these presents have hereunto set their hands and seals on the day and year first above written.

140 pounds received the day and year first within written of and from the within named Ewen Lamont the sum of one hundred and forty pounds being the full consideration within mentioned to be paid by him to me. Witness Malcolm Campbell JP

Be it remembered that on the 21st day of January in the year of our Lord one thousand eight hundred and seventy the within named Ann Bruce wife of the within named Malcolm Bruce personally appeared before me one of Her Majesty’s Justices of the Peace for Prince Edward Island and being by me solely and separately examined apart from her said husband did acknowledge that the within written Indenture of Release was by her duly Signed, Sealed and delivered and executed as and for her free and voluntary Act and Deed and that she executed the same without the compulsion or force of her said husband and that at the time of the execution thereof she knew the same to be a conveyance of the Estates and Premises within mentioned unto the within named Ewen Lamont his Heirs and Assigns free and clear of all Estate Right Title Interest Claim and demand of her the said Ann Bruce in respect of her dower or otherwise.

Know all men by these presents that I Eory Bruce widow of Malcolm Bruce late occupant of the within described Land have and by these presents do in consideration of the sum of forty-six pounds to me paid by the within named Ewen Lamont grant remiss and? use to him and his Heirs and Assigns all my Estate at law and in equity of in and to the within described fifty acres of land to have and to hold the same to him and them forever in fee simple. Witness my hand and seal the 21st day of January 1870 Signed, Sealed and delivered in the presence of Malcolm Campbell
