Victoria, by the Grace of God, of the United Kingdom of Great Britain and Ireland, Queen, Defender of the Faith, &c., &c.

Know all Men on these Presents that Joseph Pope "The Commissioner of Public Lands" for Prince Edward Island under the authority of an Act passed in the sixteenth year of the reign of Her present Majesty Queen Victoria, instituted An act for the purchase of Lands on behalf of the Government of Prince Edward Island, and to regulate the sale and management thereof, and for other purposes therein mentioned in consideration of the sum of Nine Dollars and Twenty five cents of lawful current money of the said Island, to me in hand paid by James Patterson of lot or Township No. Twenty three the receipt of which is hereby acknowledged, and also in further consideration of the sum of Thirty seven Dollars and three cents to be paid with interest by the said James Patterson in manner, and at times specified and set forth in the memorandum thereof on the other side hereof written and signed by James Patterson and according to the terms and provisions of the said recited Act, Have granted, bargained, released confirmed and by these presents, Do grant, bargain, release, and confirm unto the said James Patterson his heirs and assigns, All that tract, piece, or parcel of Land, situate, lying and being on Lot or Township Number Twenty three bounded as follows, that is to say: Commencing on the North side of the Argyle Road at the South East angle of a farm Lot in possession of Kenneth McDonald thence according to the magnetic meridian of the year (1764) running North Thirty seven chains. Thence East Seven chains and twenty links thence South to said Road thence following the course of the said road West seven chains and twenty links to the place of commencement containing twenty six acres two roods of lands little more or less Saving and reserving a right of way along the west boundary of the same to the occupier of the adjoining farm Lot North South to the Argyle Road as delineated on the Plan of the said Lot or township, together with all and singular the rights, privileges, easements, advantages and appurtenances whatsoever to the said land and premises belonging, or in any wise appertaining, or therewith now or heretofore holden, used, and enjoyed, to have and to hold the said Tract of Land, with the appurtenances thereunto belonging, hereby granted and released unto the said James Patterson his heirs and assigns, to the only proper use and behoof of the said James Patterson his heirs and assigns forever, and to no other use, intent, or purpose whatsoever, as fully, amply, and beneficially as the original grantee or grantees thereof from the Crown were possessed of the same or entitled thereto; subject nevertheless, to the payments to be made in respect thereof, as set forth in the said memorandum, on the other side hereof written, and to be enforced as in the said recited Act set forth.

In witness where, I the said Joseph Pope "The Commissioner of Public Lands, " have hereunto set my hand and seal of office the Sixth day of December in the year of our Lord one thousand eight hundred and Seventy Seven

Know all Men on these Presents that Joseph Pope "The Commissioner of Public Lands" for Prince Edward Island under the authority of an Act passed in the sixteenth year of the reign of Her present Majesty Queen Victoria, instituted An act for the purchase of Lands on behalf of the Government of Prince Edward Island, and to regulate the sale and management thereof, and for other purposes therein mentioned in consideration of the sum of Seventy Nine Dollars and Ten cents of lawful current money of the said Island, to me in hand paid by James Patterson of lot or Township No. Twenty three (23) the receipt of which is hereby acknowledged, and also in further consideration of the sum of Three Hundred and Sixteen Dollars and Forty Cents to be paid with interest by the said James Patterson in manner, and at times specified and set forth in the memorandum thereof on the other side hereof written and signed by James Patterson and according to the terms and provisions of the said recited Act, Have granted, bargained released confirmed and by these presents, Do grant, bargain, release, and confirm unto the said James Patterson his heirs and assigns, All that tract, piece, or parcel of Land, situate, lying and being on Lot or Township Number Twenty three (23) bounded as follows, that is to say: Commencing on the Northeast side of the Princetown Road at the Boundary Line between Townships Numbers Twenty two and Twenty three, it runs from thence North sixteen chains thence East to the road leading to New Glasgow, thence South upon said Road Twelve chains, thence East to Hunter River; thence along the River to the aforesaid New Glasgow Road thence along the New Glasgow Road to the Princetown Road, and from thence along the Princetown Road to the place of commencement, together with the right or privilege of penning or damming back the waters of Hunter River aforesaid - to such an extent as -- Robert Rennie his Executors, Administrators or assigns shall deem necessary for the purpose of propelling Machinery of any sort that he or they shall or may erect on the <<written between lines>> as far as the same can be exercised legally at this date said Premises containing by estimation One Hundred and Thirteen (113) Acres of Land, be the same a little more or less. Being thus described and bounded said Water privilege granted in a certain Indenture of Lease made the First day of October in the Year of our Lord One thousand Eight hundred and fifty three between David Stewart Rennie of the one part, and the aforesaid Robert Rennie said lease being filed in the Office of the Commissioner of Public Lands in Charlottetown in the Province aforesaid as delineated on the Plan of the said Lot or township, together with all and singular the rights, privileges, easements, advantages and appurtenances whatsoever to the said land and premises be longing, or in any wise appertaining, or therewith now or heretofore holden, used, and enjoyed, to have and to hold the said Tract of Land, with the appurtenances thereunto belonging, hereby granted and released unto the said James Patterson his heirs and assigns, to the only proper use and behoof of the said James Patterson his heirs and assigns forever, and to no other use, intent, or purpose whatsoever, as fully, amply, and beneficially as the original grantee or grantees thereof from the Crown were possessed of the same or entitled thereto; subject nevertheless, to the payments to be made in respect thereof, as set forth in the said memorandum, on the other side hereof written, and to be enforced as in the said recited Act set forth.
