This Indenture made the fourteen day of March in the year of our Lord one thousand eigth hundred and seventy two between Wiliam Nowlan and Mary Nowlan his mother both of lot 53 in Kings County P.E.I. of the one part and Patrick Ryan of lot 53 Kings County Prince Edward of the other part.

Witnesseth that for and in consideration of the sum of three hundred pounds L300.00 equal to $973.20 of lawful currency money of Prince Edward Island by the said Patrick Ryan to the said William Nowlan and Mary Nowlan in hand well and truly paid at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged. they the said William Nowlan and Mary his mother hath granted, bargained, sold aliened, released and confirmed and by these presents do grant bargain sell alien release and confirm unto the said Patrick Ryan his heirs and assigns in pursuance of an act made and passed in the twelfth year of the Reign of our Sovereign Lady Queen Victoria entitled An Act for rendering a release as effectual for the conveyance of Freehold Estates as a lease and release by the same parties.

All that piece or parcel of land which is lying and being in Township or Lot No. 53 in King's county Prince Edward Island and which is bounded and described as follows:

That is to say, commencing at the North shore of Cardigan River at a stake fixed in the West line of land in possession of Patrick Ryan and running North 100 chains thence Northwest 6/2 chains thence South 100 chains and thence Southeast along the bank of said river for a distance of 6/2 chains more or less to the place of commencement and containing in all 60 acres of land a little more or less , together with all and singular the houses yards, gardens, trees, woods, under woods, ways, waters, watercourses , profits, commodities, hereditaments and appurtenances whatsoever to the said piece or parcel of land belonging or in anywise appertaining. And the revision and revisions remainder and remainders unto issues and profits thereof.

And also the Estate Right, Title, Interest, Dower or whatsoever both at law and in Equity of them the said William Nowlan and Mary Nowlan his mother of in and to the same and every part and parcel thereof to have and to hold the piece of ground and premises with the hereditaments and appurtenances hereinbefore mentioned and described unto the said Patrick Ryan his heirs and assigns forever.

And the said William Nowlan and Mary his mother, for themselves their heirs, Executors and administrators do hereby covenant, promise and agree to and with the said Patrick Ryan his heirs and assigns in manner following, that is to say, that now at the time of ensealing and delivery of these presents they, the said William Nowlan and Mary Nowlan are lawfully and rightfully seized of and in the lands and premises mentioned to be hereby granted and and released with their and every of their appurtenances of and for a good, perfect, lawful, absolute and indefeasible Estate of Inheritance in fee simple in possession without any manner of condition, contingent, proviso power of hereditation or revocation of any use or uses or any other restraint mater or thing whatsoever to alter, change, determine, abridge, defeat, encumber, revoke or make void the same.

And also that the said William Nowlan and Mary Nowlan his mother now have in themselves good right, full power and lawful and absolute authority to grant, bargain, sell, alien, release and assure the said premises with their appurtenances unto the said Patrick Ryan, his heirs and assigns in manner aforesaid according to the true intent and meaning of these presents.

And further that the said Patrick Ryan,his heirs and assigns shall and may from time to time and at all times hereafter peaceably and quietly have, hold use, occupy, possess and enjoy the said lands, tenements, hereditaments and premises mentioned to be hereby granted and released with the appurtenances without the lawful let, suit, trouble, molestation, interruption or denial of from or by them the said William Nowlan and Mary his Mother, their heirs, executors, administrators or any other person or persons whomsoever lawfully claiming or to claim the same by from or under him, her, them or any of them.

And that free and clear and freely, clearly and absolutely exonerated, acquitted and discharged of, from and against all and all manner of former and other gifts, grants, bargains, sales, leases, ????tures, mortgages, dowers, uses wills, entails, judgements, extents, titles, troubles, charges and incumbrances whatsoever laid, made, done, suffered, committed, or depending by them the said William Nowlan and Mary Nowlan and their heirs and all and every other person and persons whomsoever having or lawfully claiming or who shall or may hereafter have or lawfully claim any estate right, title, interest or property of, in or to the said premises mentioned to be hereby granted and released or any part thereof shall and will from time to time and at all times hereafterupon the reasonable request and at the proper costs and bargain the Law of the said Patrick Ryan his heirs and assigns make, do and execute or cause and promise to be made, done and executed all and every such further and other lawful and reasonable act and acts, thing and things, devises, deeds, conveyances and assurances in the law whatsoever for the further, better, more perfectly and absolutely granting, conveying and assuring the said premises with their and every of their appurtenances unto the said Patrick Ryan, his heirs or assigns or his or their Counsel, learned in Law, shall be reasonably devised, advised or required .

To witness whereof, the parties to these presents have hereunto set their hands and seals the day and year first herein written.
