To all whom there Present shall come greetings know ye that I Walter Patterson Esquire Captain - General and Governor in Chief, in and over His Majesty’s Island of St John and the activities thereunto a -----t Vice Admiral of the same [?.?.?.abbreviations] By virtue of the Power and authority to me Given by His Present Majesty King George the third under the great seal of Great Britain have given granted and Confirmed and do by those Present t----- to His Majesty’s Royal Instructions Give, Grant, and Confirm unto Peter Heron of New London in the Island ? Mariner, his heirs and assigns all that Piece or Parcel of Ground Lot number Eight Letter B in the third Division as [sh?]-own in a Certain map of Prince Town in said Island of Saint John among the Town Lots the same containing in Length One hundred foot, and in breadth Sixty feet or thereabout Lying and being in Prince Town aforesaid: E---- an that other Piece or parcel of ground Lot number One hundred and Seventy, Bounded on the North by Lot Number One hundred and seventy four On the East --

Eight acres, be the same more or less; being on Wilderness Land with an [M-?-annce] of [Mincy?] [--------], accepting Mince, of Gold, Silver, Land, Copper, and Coals. to have and to Hold said two several pieces or parcels of ground with all Privileges, Profits, commodities, and appurtenances thereunto belonging unto the said Peter Heron, his heirs and assigns for ever. Yielding and Paying by the said grantee his heirs and assigns which by acceptation hereof he binds and obliges himself his Heirs and assigns, to Pay to His Majesty King George the third, his heirs and Successors, or to any Person lawfully authorized to Receive the same for His Majesty --?- --?-- Yearly Quit Rent of one Penny for each and every foot that the front of said Lot number Eight Letter B in the third division shall contain. And also further Quit Rent of Three Pence [St?] acre for each and every acre granted That Lot number One hundred and seventy shall Contain; The first payment of each and every said Quit Rents to commence and become Payable on the Feast of Saint Michael or two years from the date hereof, or within fourteen Days after; and so to continue Yearly and every year thereafter For ever. On default thereof this grant shall be Null and Void. Provided also that the grant shall have been registered at the Registry Office within six months from the date hereof, otherwise this grant shall become Null and Void. And the said Grantee further obliges himself, his heirs and assigns, within the space of three years from the date hereof, that He or they shall and will Build a good and substantial Dwelling House of at least thirty feet in breadth and fifteen feet in Depth, on the said number Eight Town Lot; and said Dwelling House to be built at least two feet distance from the adjoining Lot or Lots and shall and will within the space of Six years from the date hereof will and Sufficiently fence and properly clear for Pasture the whole of Lot number one hundred Pasture lot; And if the said grantee shall perform all and every the [Causes?] and commands herein contained, this grant shall be saved forever from forfeiture, otherwise the same shall become Null and Void. In Witness whereof I have Signed there presents, and Caused the Seal of the Island to be thereunto affixed, at Charlotte Town in said Island, the third day of September, in the twentieth year of the Reign of Our Sovereign Lord George the third by the Grace of God of Great Britain, France, and Ireland, King Defender of the faith, and in the Year of Our Lord One thousand Seven Hundred and Eighty.

The within named Peter Heron, Farmer in consideration of the Sum of Two Pounds Halifax Currency to me in hand paid by Mr. Alexander Davidson, the Receipt whereof I do hereby acknowledge and discharge the same; Do Give, Grant, Sell, Convey and Confirm unto the said Alexander Davidson, his heirs and assigns for ever the two several pieces or parcels of Ground particularly within mentioned and Described In witness whereof I have hereunder set my hand and Seal at New London this Twelfth day of March One thousand seven hundred and Eighty one.
